Customer had cracks filled in with caulk on Chimney Crown which never resolved their issue. This chimney also had some cracks in the mortar in between the stones that were causing leaks. Bone Dry Masonry removed damaged crown and top couse of stone. We replaced several stones, tuck pointed, and constructed a new chimney crown. The chimney crown not only looks sharp and new, but no longer leaks with the repairs that Bone Dry Masonry Completed.

Obvious Cracks in the crown were causing major leaks on the interior of this home. Bone Dry Masons came in and demolished the old crown, and immediately poured a brand new chimney crown. The difference in the crowns makes this looks like a new chimney.

Homeowners from Brownsburg had noticed the tuck pointing around their front screened in porch was starting to crack. They also noticed that many of the bricks were in desperate need of replacement. They gave Bone Dry a call to come out to do an estimate so they could get these problems fixed.

We sent out our Sales representative, Alec, to inspect the damage. He then recommended a lot of tuck pointing, over 78 points,  and also advised them to replace some of the brick to finish off the job. The homeowners were given a detailed report and estimate.

Our production supervisor, Chris, noticed all the tuck pointing that needed to be fixed and 21 bricks that needed to be replaced as well! Over 100 tuck pointing joints and 21 new bricks later, this porch was looking good as new! We are so happy that our team here at Bone Dry Masonry could take care of the Newberry's!

We are selling our house in Brownsburg and the potential buyers had an inspection done. There was an issue with the brick above front door "bulging" and the front porch brick having severe cracking. They are recommending that the brick issues be evaluated by a qualified masonry contractor. We think they are just settling issues, but want to make sure, and obviously the new buyers have concerns. We are in the process of selling our house and our buyers would like some inspection items repaired and some tuckpointing completed so we needed some estimates on how much this might cost. The list is below: (1)Signs of masonry mortar cracking observed at the masonry chimney. To prevent further damage separation and possible water penetration recommend sealing mortar cracks with appropriate masonry material and/or caulking. (2) Masonry chimney cap observed to be improper, undersized and missing a drip edge element. Proper masonry cap construction allows for a 2" overhang which ensures water drainage away from the chimney structure. Current conditions can lead to masonry deterioration and water penetration concerns at the inside of the chimney elements. Recommend further evaluation of the chimney masonry cap to determine current conditions and repair or replacement. (3) Masonry chimney has signs of deteriorating mortar joints and brick defacing. Recommend repair to masonry chimney with mortar crack fill and sealing of brick to prevent further damage. Recommend ongoing monitoring for possible future conditions and repairs. (4) Metal flashing detail and caulk seams have signs of damage and deterioration. Recommend repair or replacement of the flashing/caulking detail as required to prevent potential water penetration and further damage. (5) Chimney and roof construction was designed without a "cricket" roof slope. A "cricket" roof construction is designed at the back of the chimney which then allows for water, snow and ice to drain to either side of the chimney. Due to the original construction design possible water/debris buildup behind the chimney can occur. This can lead to additional wear and deterioration of the flashing and caulk seams. Recommend consideration for installing a "cricket" roof designs and/or monitoring area behind the chimney for possible flashing damage/deterioration.
