As our Masonry Specialist stepped onto this property he immediately noticed the chimney was not up to code. The top two courses and crown of the chimney were deteriorating and were causing leaks from water seeping in. There were some minor cracks along the side of the chimney and a few spalling bricks. There was some mixed-matched caulked that was applied to the cracks on the crown that appeared old. The top courses and crown of this chimney were causing the major issues.
After demolishing the crown and the top 2 courses of the chimney, we began rebuilding an extra five courses to bring it up to code. The minor cracks in the side were fixed by brick replacement and new tuck pointing. Out of caution, we resealed all counter flashing on both rooflines. We poured a new crown with a drip edge which would keep water from seeping into the top course of bricks. We were able to reuse the rain cap that was on the old chimney and finish the project with our masonry water repellent. These small fixes were able to bring this chimney up to code and looking brand new again.
